Photograph the Damage.

You can never take too many pictures. Your insurance company will appreciate it and make the claim go much easier if you have good photos.

Wildfires from Neighboring cities had a huge impact on my home.

ASH had covered my Solar Panels and my True Up was going through the roof. Every month I watch my PG&E bill and particularly my True Up as I have solar on my house. Usually, my PGE Bill is a few dollars or a negative amount but last month, it was $206. When I looked at my True Up it was over $400 a month for the last two months, it more than doubled over the past 3 months. The True Up is something that a lot of people don't watch. This is the amount of electricity you Use each month. In theory, you use less in the winter and more in the summer. This gets averaged out and at the end of your True Up year, you have a negative amount, or an amount owed. I usually trend to have a True Up of about $1000 on top of my Solar cost and Monthly PGE cost. But this past month I saw that my True UP was almost $1900 year to date. More than DOUBLED my average. I started looking into why my costs were going up so fast, and yes, it is hotter, and our air conditioning is running more, BUT I found out that the ASH from the wildfires has not only coated everything in my world but had covered my solar panels and was reducing the amount they were producing. I was virtually paying for solar yet not producing any power and using PGE for my electricity. I contacted my Solar company and they said to get the production back up I needed to simply rinse them with water to get the ash off. They stated the panels are designed to clean simply with water. They said DO NOT scrub them, use soap and water, or pressure wash, just simply rinse them off. This made a huge impact, and my production is back up to where it should be. As I look around my neighborhood, I see most of the panels are white, and covered with ash. Are yours this way and are you being impacted by this? Are you losing the advantage of your solar panels? Hopefully you will see this and learn what I learned. Hopefully this will help to stop the bleeding as we are paying for solar, and we are paying more for PGE that we are losing in our production. The fix is simple and necessary, simply rinse your panels to clean them. The rain will fix this also, but in the meanwhile we are paying for it in increased PGE costs. The remaining materials which is structural wood framing and concrete slab foundation will need to be heavily sanitized and dried by placement of dehumidification before the structure can be reconstructed. During the cleanup process we also place air quality machines called Air Scrubbers which filtrates the bacteria in the air by using HEPA filtration down to .3 microns in size.

Extreme weather. As many may know flooding can happen very quickly. What starts out as a small storm can suddenly turn into something larger and cause a lot more damage than anyone expected. If your commercial property is not in pristine condition, there is a chance that water damage will occur. For example, a small leak on the roof can turn into a large downpour of water that floods an entire section of the property. Also, if you have Windows or doors that are easily compromised, water can wipe out your entire office.

 SACRAMENTO—If you’re working with a damage restoration company, the chances are you’ve already been the victim of a catastrophe. But if a damage restoration company moves and stores your goods while restoration work is performed, they are obligated to follow the same laws and regulations that govern household moving companies, protecting you from predatory “bandit” companies that extort money from customers while holding goods hostage.

Damage restoration companies that move and store their clients’ goods while a restoration project is underway are required to be licensed by the Department of Consumer Affairs’ Bureau of Household Goods and Services (BHGS).

Existing state law provides for the regulation of any household mover or damage restoration company owning or operating motor vehicles in the transportation of property for hire upon the public highways. BHGS became the new licensing and regulatory home for household movers and damage restoration companies on July 1, 2018, when the Household Movers Act, passed by the Legislature and signed by Governor Jerry Brown, went into effect. The Act requires the use of resources to combat unlicensed activity in the moving and storage industry.

“BHGS warns consumers to hire only licensed household moving companies and damage restoration companies to avoid becoming victims of predatory companies,” said Consumers Advised To Check License On Damage Restoration Companies, Interstate Movers 2-2-2

Nicholas Oliver, chief of BHGS. “These unlicensed companies can extort money from customers, use bait-and-switch tactics, hold possessions hostage, steal some or all of the items or not insure damaged or destroyed items. We take a hard stance against this illegal activity, and we hope to send a message to bad operators that holding consumer goods hostage for more money will not be tolerated.”

As the new regulator for the industry, BHGS will aggressively seek enforcement actions against unlicensed companies. Investigators plan to use sting operations and work with local law enforcement to identify unlawfully operating businesses which can be cited and fined up to $5,000 for each violation. BHGS will also refer violations of the Act to local district or city attorneys for possible prosecution.

Safety Tips

  • Position the grill well away from siding, deck railings and out from under eaves and branches.  
  • Place the grill a safe distance from lawn games, play areas and foot traffic.  
  • Keep children and pets away from the grill area: declare a three-foot "safe zone" around the grill.  
  • Use long-handled grilling tools to have plenty of clearance from heat and flames.  
  • Periodically remove grease or fat buildup in trays below grill so it cannot be ignited by a hot grill.

Charcoal Grills

  • Use the proper starter fluid and store it out of reach of children, and away from heat sources.  
  • Never add charcoal starter fluid when coals or kindling have already been ignited.
  • Never use any flammable or combustible liquid other than charcoal starter fluid.

Propane Grills

  • Check the propane cylinder hose for leaks before using it for the first time each year. A light soap and water solution applied to the hose will quickly reveal escaping propane by releasing bubbles.
  • If you determined your grill has a gas leak by smell or the soapy bubble test and there is no flame:
    • Turn off the propane tank and grill.
    • If the leak stops, get the grill serviced by a professional before using it again.
    • If the leak does not stop, call the fire department.
  • If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not attempt to move the grill.
  • All propane cylinders manufactured after April 2002 must have overfill protection devices (OPD). OPDs shut off the flow of propane before capacity is reached, limiting the potential for release of propane gas if the cylinder heats up. OPDs are easily identified by their triangular-shaped hand wheel.
  • Use only equipment bearing the mark of an independent testing laboratory. Follow the manufacturers’ instructions on how to set up the grill and maintain it.
  • Never store propane cylinders in buildings or garages. If you store a gas grill inside during the winter, disconnect the cylinder and leave it outside.

Remember

Propane and charcoal BBQ grills must only be used outdoors. If used indoors, or in any enclosed spaces, such as tents, they pose both a fire hazard and the risk of exposing occupants to toxic gases and potential asphyxiation.

Making sure your yard is landscaped properly to allow for easy drainage is paramount for flood prevention. Water should run away from your house and other structures. It’s also important to make sure your deck or house or shed rooftop doesn’t empty into your swimming pool when it rains. Not only will this prevent overflowing, but it’ll make it much easier to keep your water properly balanced.

Overflow Prevention

If you know your area is going to get hit with large amounts of rain you can take the preemptive step of lowering your water level by a few inches. This will prevent pool overflow and allow your yard to deal with the rainfall without the added pressure of your pool emptying out onto it as well. A little prevention can save you a lot of trouble. Keeping an eye on the weather report is an easy alternative to backyard flooding.

The Problem with Rainwater

Even if your pool doesn’t overflow, a large amount of rainwater can seriously mess with your water chemistry. Rainwater is typically acidic and can cause the pH levels of your swimming pool to begin to drop. This can cause a chain reaction of events which can make pool maintenance a huge nightmare. Low pH not only makes the water cloudy and uncomfortable for swimmers, it causes chlorine to break down which allows algae and bacteria to grow. Over the long term, low pH can cause pool components to rust, grout, and concrete to etch and cause the liner to weaken and deteriorate. That’s why it’s important to rebalance your water chemistry as soon as possible after a large rainfall. The longer you wait to do this, the harder it will be to get things balanced and the more likely your pool will sustain damage.

  • Warping – caused by changes in humidity and temperature, resulting in gaps between floorboards or curling at the edges. (Ceilings may also become warped from water damage.)
  • Buckling/bp – Occurs in wood floors when one side of the wood becomes detached from the substrate and “tents,” or faces upward.
  • Sagging/Sinking – You may notice soft spots in hardwood floors due to rotten wood, which feels spongy compared to normal wood. Water can seep into subflooring of all types of flooring material and cause sagging.
  • Expansion – Wood and laminate floors will “expand” when they absorb too much water because the material swells and then separates.

Odor

Odors caused by mold and mildew could implicate a water damage problem. The smell may come from basements, walls, or other areas where water has been accumulating for a while. Certain drywall materials can act like a sponge and become full of moisture because there is low air circulation. Fire, is an awful beast, consuming everything in its wake and covering what it didn't destroy in thick black smoke.  If you experience a Fire, it's important to remember that Life is the most important thing, the items that we lose can be replaced. 

A Fire can become out of control in as little as 60 seconds.  If you smell smoke, get out of the house and call 911 for help.  Don't try and put it out yourself or you could get really hurt. The gases that come from the combustion and the heat that can be generated are often times enough to kill you before the flames ever can. Use extreme caution when exiting your home. 

When there's a fire, the smoke that remains is a mixture of everything that combusted in the house which could be papers, plastics, chemicals, etc.  This thick black smoke locks itself to every surface. When walls get affected, they most often need to be painted. But paint won't stick to smoke so then the smoke has to be removed.  The removal process for smoke is specialized and extremely labor intensive. If the wrong product is used then the paint won't stick to the surface, yet again. It’s extremely important to not try to clean any surface yourself, you could cause permanent or secondary damage.

Grill Fires Can Turn Dinner into Disaster

Local SERVPRO fire and water clean-up professional offers safety tips to help outdoor chefs prevent fires and burn injuries

As the summer season approaches, local fire and disaster remediation specialist Michael Borders of SERVPRO of Antioch knows that the number of grill fires will increase, peaking in July. "Charcoal and gas grills, barbeques and the like are involved in an average of more than 5,000 structure fires each year and almost 5,000 additional outdoor fires," said Borders. Beyond that, Borders adds, grilling accidents result in 19,700 trips to the hospital annually. Thermal burns account for 9,500 of those visits, and children under the age of five account for an average of 2,000, or 39 percent, of those burns.1

SERVPRO of Antioch knows that families can take steps to protect their home from damage and their family from injuries and still enjoy home-grilled, summer meals.

Before you grill:

  • READY: Clean grill racks and grease trays. For gas grills, check the gas tank hose for leaks at the beginning of the season.
  • SET: Choose a safe, firm, level spot for the grill away from coolers, running children and pets, and mingling guests. Grill outside, never in a garage or under the awning on a deck, the eaves of your home, or low-hanging branches.
  • GO: Prepare the grill for cooking carefully. For charcoal grills, use a charcoal chimney with newspaper, a charcoal starter fluid, or an electric charcoal starter plugged into an outdoor-rated extension cord. For gas grills, open the lid before turning the grill on. If you smell gas after the grill is lit, do not try to move the grill. Get away from the grill and call the fire department.

While you grill

  • SAFE ZONE: Keep children and pets at least three feet away from the hot grill, both while you are cooking and after you serve the food. Grill surfaces can remain hot for an hour or more.
  • SAFE TOOLS: Use long-handled grill utensils in good condition; avoid loose, flowing clothing; and wear flame-retardant mitts to adjust vents to help prevent burns.
  • SAFE COOKING: Keep the fire under control. Manage flareups by adjusting grill height, using grill controls, or spreading out the coal bed. Keep baking soda within reach to control grease fires. Watch for blowing embers and have a fire extinguisher, a garden hose, or a bucket of sand handy to extinguish spark-triggered fires. Never attempt to move a hot grill.

"Home fires can be devastating, both financially and emotionally, because smoke and water damage often amplify the destruction to both the structure and its contents," says Borders. Fire, is an awful beast, consuming everything in its wake and covering what it didn't destroy in thick black smoke.  If you experience a Fire, it's important to remember that Life is the most important thing, the items that we lose can be replaced. 

A Fire can become out of control in as little as 60 seconds.  If you smell smoke, get out of the house and call 911 for help.  Don't try and put it out yourself or you could get really hurt. The gases that come from the combustion and the heat that can be generated are often times enough to kill you before the flames ever can. Use extreme caution when exiting your home. 

When there's a fire, the smoke that remains is a mixture of everything that combusted in the house which could be papers, plastics, chemicals, etc.  This thick black smoke locks itself to every surface. When walls get affected, they most often need to be painted. But paint won't stick to smoke so then the smoke has to be removed.  The removal process for smoke is specialized and extremely labor intensive. If the wrong product is used then the paint won't stick to the surface, yet again. It’s extremely important to not try to clean any surface yourself, you could cause permanent or secondary damage.

As the holiday season approaches and families gear up for decorating their homes and hosting large gatherings of friends and family, Michael Borders of SERVPRO® of Antioch reminds homeowners to take note of some sobering statistics about home fire safety from the National Fire Prevention Association:

  • Cooking equipment is the leading cause of home structure fires. The three peak days for home cooking fires are Thanksgiving, Christmas Day and Christmas Eve.
  • Candle fires peak in December. The top three days for candle fires are Christmas Day, Christmas Eve and New Year’s Eve. 

“These statistics are a serious reminder of how the excitement of holiday entertaining can quickly turn into a life-altering fire or even a tragic injury or death,” says Borders. “While glowing candles and elaborate meals set the stage for a great holiday get-together, homeowners need to exercise extra care in controlling the dangerous potential for fires.” 

According to the NFPA3, unattended cooking is by far the leading cause of home cooking fires, with frying posing the greatest fire risk and electric ranges posing a higher risk than gas ranges. Range top cooking in general started the majority of home cooking fires and caused 86 percent of related civilian deaths for the reporting period.

While incidents of candle fires peaked in 2001 and has been falling since, candles are still one of the top 10 causes of U.S. home fires, according to the NFPA. As with cooking fires, unattended or abandoned candles account for a large portion of candle fires–almost 20 percent–but the most frequent cause of candle fires is placing the candle too close to something that can burn, like curtains, decorations or furniture.

“It’s easy to see why cooking and candle fires both peak during the holiday season,” says Borders, “and it’s also easy to see why homeowners need to take extra care when decorating their homes or entertaining. A moment’s inattention at the stove or a guest re-positioning a candle on a tabletop may be all it takes to turn the festivities into a fight to save property and lives. Attic Fan Installing an Attic Fan can save you money

Another Life Lesson I learned recently. I know attics are HOT, we spend a lot of time in attics. I know they can reach 120 degrees or more. But I never really thought about how a hot attic affected my electricity bill and how much I use my air conditioner. Recently I have been trying to figure out why I was not benefiting from my solar system that was supposed to be a net zero on my electricity and now I am facing a true up of almost $2000. This journey took me through two main eye openers for me, which in reality should have been no brainers. One is the ash on the panels, separate story. But the other is the impact of keeping the attic cool and the amount that it can impact the electricity bill, and the amount of air conditioning that is needed to cool the house. They say that keeping the attic from reaching these really high temperatures can have an impact as much as 15% on your electricity and the amount of time you run your A/C. The idea is simple, install a fan that blows the super hot air out of the attic, the air that is evacuated is made up by the outside air being pulled in from outside. The outside air, while still possibly 100 degrees is still cooler than the 120 + temperature air. Wow what a simple concept. So I did it, I installed an attic fan. Cost me $139 from Home Depot and took less than 30 minutes to install. It is Bluetooth enabled so I can see the temperature in the attic and the speed of the fan, as well as adjust it and operate it without having to go inside the attic. The last several days I have been monitoring the attic temperature and it has consistently been within a degree of the outside air. Even when the temperatures reached 100 degrees outside. The house feels cooler and we aren't running the A/C as much. Who knew? Again, sounds basic, and common sense, but yet something we don't necessarily really think about.

Dirty Solar Ash covered solar panels don't produce electricity well, costing you more money

ASH had covered my Solar Panels and my True Up was going through the roof. Every month I watch my PG&E bill and particularly my True Up as I have solar on my house. Usually my PGE Bill is a few dollars or a negative amount but last month, it was $206. When I looked at my True Up it was over $400 a month for the last two months, it more than doubled over the past 3 months. The True Up is something that a lot of people don't watch. This is the amount of electricity you ACTUALLY use each month. In theory, you use less in the winter and more in the summer. This gets averaged out and at the end of your True Up year, you have a negative amount or an amount owed. I usually trend to have a True Up of about $1000 on top of my Solar cost and Monthly PGE cost. But, this past month I saw that my True UP was almost $1900 year to date. More than DOUBLED my average. I started looking into why my costs were going up so fast, and yes it is hotter and our air conditioning is running more, BUT I found out that the ASH from the wildfires has not only coated everything in my world, but had covered my solar panels and was reducing the amount they were producing. I was virtually paying for solar yet not producing any power and using PGE for my electricity. I contacted my Solar company and they said to get the production back up I needed to simply rinse them with water to get the ash off. They stated the panels are designed to clean simply with water. They said DO NOT scrub them, use soap and water, or pressure wash, just simply rinse them off. This made a huge impact and my production is back up to where it should be. As I look around my neighborhood I see most of the panels are white, and covered with ash. Are yours this way and are you being impacted by this ? Are you losing the advantage of your solar panels? What is a Foundation?

The foundation is the component of construction that supports the entire home.  There are two basic types of foundations, "Concrete" and "Raised".  

A Concrete foundation is a concrete slab that is poured on top of a bed of prepared soil and rock.  The house is then built upon this concrete slab.  A concrete slab does not have a crawl space.  

A Raised foundation is the oldest and most common foundation which consists of an outer wall made of wood, masonry or concrete with a series of pillars inside of the perimeter which support the home.  The home is then built on top of these pillars and perimeter wall.  This foundation has a crawl space.  

Often times when we buy a pair of shoes, we look at the style of the shoe and the looks of the shoe.  We don't always turn it over and inspect the sole of the shoe and seldomly do we buy the shoe based on the quality of the sole alone.  The "sole" is much like the "Foundation" of a home.  The foundation supports the home and has everything to do with how the home will stand up over the long term.

Summer Fire Statistics

  • In 2014, 16,600 patients went to emergency rooms because of injuries involving grills
  • July is the peak month for grill fires (17%), including both structure, outdoor or unclassified fires, followed by May, June and August
  • Leaks or breaks were the factor in 11% of grill structure fires and 23% of outside and unclassified grill fires
  • Gas grills contribute to a higher number of home fires overall than their charcoal counterparts

In this time of Coronavirus and the need to keep ourselves as safe as possible and in addition to washing our hands, we need to be aware of the surfaces we are touching and understand that these surfaces can harbor bacteria and virus, especially when touched by a person that is Covid positive. 

We should be maintaining touch point surfaces daily, this means cleaning with an approved Disinfectant all the areas that we touch or others touch.  It is also important that the disinfectant stay on the surface for the recommended “dwell” time to make sure that that the bacteria or virus we are attacking dies. 

The CDC encourages cleaning of high touch surfaces such as counters, tabletops, doorknobs, bathroom fixtures, toilets, phones, keyboards, tablets, and tables at a minimum.  These same surfaces are mentioned in the CDCs guidance for commercial spaces as well.   

Cleaning removes the soil and dirt that harbors the infectious agents, while disinfecting kills the remaining environmental pathogens.  Cleaning is a necessary first step in disinfecting a surface.  Both cleaning and disinfecting must be a part of your scope of work and plan.

How long does it take for mold to grow in the bay area

Overflowing sink Whether it is an overflowing sink, washing machine or other appliance, always make sure the area is handled correctly to avoid mold growth

So you’ve had a little overflow at the house and you think you did a good job soaking up the water and cleaning up the spill.  A few days have gone by and now it is starting to smell musty and you are wondering what is happening.

It doesn’t take much water to make a pretty big issue.  That smell you are experiencing is the sign that things are happening on the microbiology scale.  Even though you may not see anything, mold is starting.  This can happen in as little as 72 hours after the water damage, or quicker if the water was hot. 

Mold only needs a few things in order for it to grow, humidity, Food (Wood like your framing or paper like your drywall) and warmth.  Mold likes to have environments similar to what is comfortable with us when it relates to warmth.  Our houses are mostly made of wood and paper materials, just what mold likes to eat.  So, now you add a little moisture and you have the ideal environment for mold to grow. 

What do you do now?  Well, if you truly had a small amount of water that you cleaned up quickly, you may be able to get away with cleaning the areas touched by water with a disinfectant and setting up a fan to dry them out.  This is only an option if the area was very small and there are no visible signs of mold growth. 

If the area is a little larger, has visible signs of mold, or has multiple layers of materials then you may have to get more invasive.  The only way to get rid of mold is to physically remove it.  Spraying and wiping it may make the visible part go away but all you really did was put all the mold spores in the air that you breathe.  The affected materials, drywall, baseboard, flooring needs to be physically removed to at least 12” beyond all visible signs of mold damage.  This is the only way to remove mold.  If you have more than a small area of mold (less than a square foot)  you really need to bring a professional in to help assess your needs to properly take care of the issue. 

BE AWARE, mold remediation is often an area that be taken advantage of by the restoration contractor.  Often times, the restoration contractor will use fear as a means of increasing the cost of the job.  They may also bid a really small number, far less than anyone else, and then when they open the wall, tell you that they found a much larger problem and the overall cost ends up higher than any other company you received an estimate from.  Always find a restoration contractor that you are comfortable with and you feel is being truthful with you. Avoid the really low estimates, if it seems too good to be true, it probably is.  Never let a remediation contractor also perform the testing, this is a direct conflict of interest and gives him the ability to make the job whatever he wants it to be.  Always use an independent Hygienist that works for you, science never lies. 

Mold Remediation should average about $185 per man hour of labor plus any equipment to control the environment and any testing that may be needed.  If you receive and estimate of $5000 for a job that will take about half a day, you know that estimate is high.  As well, a $1000 estimate for a job that will take three to five days may be too low and indicate an expensive “find” during the work.

Mold Damage is Found

At SERVPRO of Antioch we receive many calls regarding mold being found in homes. Its always recommended to hire an IEP (Indoor Environmental Professional) or a Hygienist to perform an air quality test to determine which species of microbial growth we are dealing with. When mold is found it is never an emergency, it can take up to 72 hours before the beginning stages of mold are discovered.

When mold is discovered it can be a very scary experience, but don’t be scared because we are here to help. Mold can be difficult to detect at times and by the time its found significant damages may have already resulted in the home. Mold is usually a result of a water intrusion that wasn’t mitigated properly. When your indoor relative humidity reaches 60% or higher that’s an ideal environment for growing mold. Just remember when mold damage is found in your home there’s a few things you should avoid from doing; cleaning off by spraying or wiping and placing any kind of fan directly on the affected area. 1: Look for suspicious people loitering before you park

2: Park in a well lit area when shopping after dark

3: Don’t fight over parking spaces

6: Lock your vehicle with the windows all the way up

When it comes to Mold, What you Can't See Can Hurt You

A room of a house that doesn't get used can be a place for mold to develop when left unchecked

When you find you have mold, the saying "Out of sight , out of mind" does not hold true.  You can clean the visible mold from the surface using a variety of cleaners, even water.  However, what your doing is making only what you see go away.  Mold spores are .3 microns in size, they are microscopic.  By the time you see mold, you are looking at colonies of molds.  When you try to clean mold, what you are doing is putting everything into the air.  The mold spores that you are putting into the air are what we have allergies to. 

"What you cant see can hurt you" when you are talking about mold spores.  Not all mold is harmful, it depends on the species, the levels in the air, and your personal immune system.  But, whenever you have any kind of mold growing in your house, one thing is for sure.  It shouldn't be there!!!

When you have mold, the only way to get rid of it is to physically remove it.  In these pictures, this home developed extensive mold in a room that wasn't regularly checked.  You can see in this picture the steps we are taking to remove it.  Notice the wall on the right, this is the bathroom wall also covered in mold.
